Home Sales to Foreign Buyers in Türkiye Rose 1.9% in July 2026

Türkiye recorded 2,120 home sales to foreign buyers in July 2026, a 1.9% increase from the same month of the previous year, according to the Turkish Statistical Institute. These purchases represented 1.7% of all home sales nationwide. Across January-July, however, foreign-buyer sales totalled 11,203 and remained 7.3% below the comparable period of 2025.

Russian citizens led the July nationality ranking with 394 purchases. Iranian citizens followed with 189 and Ukrainian citizens with 145. The combination of monthly growth and a seven-month decline shows why international demand should not be interpreted through a single headline. Timing, destination, exchange rates and each buyer group’s objectives can produce very different results.

For an overseas purchaser, legal and financial due diligence is essential. Title-deed records, occupancy permits, earthquake documentation, tax obligations, payment arrangements, powers of attorney and the lawful transfer of funds should be checked before commitment. Buyers pursuing residence or citizenship-related objectives should obtain current, independent legal advice because eligibility rules and investment thresholds can change.

Ankara presents a long-term residential profile shaped by government institutions, universities, technology companies and defence industries. Areas such as Çayyolu, Yaşamkent, Ümitköy and Konutkent may appeal to families and professional tenants seeking established services. Nevertheless, rental performance and resale liquidity can differ by street, building age, management quality, monthly charges and access to transport or schools.
