Türkiye’s July 2026 Housing and Commercial Property Sales Statistics reveal a notable divergence between overall transaction volume and mortgage-financed demand. According to the Turkish Statistical Institute, 123,603 homes were sold nationwide in July, 17% fewer than in the same month of 2025. Sales during January-July totalled 823,119, representing a year-on-year decline of 5.5%.
The composition of transactions is particularly relevant for buyers and investors. First-hand sales decreased by 8.6% to 42,529, while second-hand sales fell by 20.8% to 81,074. Mortgage-financed purchases, however, increased by 23.7% to 23,888 and accounted for 19.3% of all home sales. Other types of purchases declined by 23.1% to 99,715.
For an international buyer, these figures describe market direction but do not determine the value of a specific property. Exchange-rate exposure, acquisition costs, rental income, maintenance charges, vacancy risk and the intended holding period should be calculated in the buyer’s base currency. A lower national transaction total may create negotiation opportunities, but location and property quality remain decisive.
Ankara offers a different demand profile from coastal holiday markets. Districts such as Çayyolu, Yaşamkent, Ümitköy and Konutkent benefit from established residential communities and professional tenant demand, yet performance can vary by street, building age and management quality. Before committing funds, buyers should verify title-deed records, occupancy permits, earthquake documentation, taxes and the legal purchasing process.
